When I previewed this impressive charming Spanish 4 unit building beginning of this year, I saw the potential immediately and decided to present it to my longtime client. This building consisted of four 2+2  each unit.  Like everyone else, my client was apprehensive at first but when I explained all the benefits of today’s high rents in addition to tax benefits and property appreciation, he got on board and purchased the building.

Upon close of escrow we had two solidly rented units, and one unexpectedly vacated during escrow to both our surprise and the 4th vacant unit could only be described as a total fixer.


Knowing my client’s extremely busy schedule, I was not going to leave him with the burden of two vacant units with one being a total fixer all by himself. So I offered to help and immediately got my crew together and got the vacant unit painted & rent ready & rented it within six days for the highest rent of $3200 for the area.  Then started the extensive remodel on the fixer unit with double paned windows, new kitchen, baths, closets, AC/heat, painting, installing curtains and completed with new landscaping. Upon completing finishing touches, this unit has already rented for $3400 per month.

We started with a budget of $45,000 and the total remodel ended up costing under $45,000 including appliances. Units are a great investment in this town, add some luxury finishes and they will bring in the highest rents possible.
