This is one project I’m really excited about. In July 2017 I undertook a remodeling project for a client in their building on Cloverdale, in the Miracle Mile area.

When I first toured the 4-unit Spanish building, I knew it was full of charm, personality and a great location. It’s west-facing, so it gets tons of light all year round.  It has parking for up to eight cars, but had a dreary front yard.

 

But I knew I could add something special. I took the fixer unit and completely remodeled it: new kitchen, new bathrooms, new central AC/Heat, double paned windows throughout, new appliances, washer dryer, tankless water heater,extracted space from kitchen to create a large walk-in closet, all new window treatments & new landscaping in front.

In just eight months, this unit was transformed from a vintage hide-away to a luxury living space. Now, the kitchen is ready for dinner parties and the bathroom has a giant spa-like shower. I can’t show you in person, so you’ll have to see these photos to believe them.

I’m excited to announce that the building just sold $2,359,000 – a 16% profit for my client in just 8 months without him having to do anything to the property! It is the highest priced sale of a 4-Plex South of Wilshire blvd. Ever.

I’m so proud of how this project turned out and that I could help my client with a quick profit. And setting a record was a nice reward as well. But now, I’m hungry for a new project!
